General Lay of the Land:
The farm lays generally
rolling. The land is accessible on the North
via 320th St. This land is gently
rolling.
The farm is located close to
several grain buying points such as Farmer’s Coop in Forest City, MaxYield in
Garner and POET Biorefinery near Fertile.
Corn/Bean Base Acres:
The Corn and Bean Base acres
information was obtained at the local FSA office. On the farm it is Corn, 38.00 and Beans, 33.40. This is based on 71.65 acres of cropland.
Drainage:
This farm is gently rolling. There is a sizeable tile which runs from the
Northwest corner of the farm to the Southeast, it picks up the West part of the
farm on the way. The South part of the
farm drains well to the Winnebago River watershed. Neighbors are good in that. The land was in beans this past year and
appeared to be cropped without any drowned out areas.
Soil Types and Amounts:
The land is predominantly Nicollet,
Webster, and Canisteo soil with a 0-3% slope.
Over 30% of the farm consists of the Nicollet, Webster and Canisteo
variety. There is about 17% of the farm
in Estherville loam with a 5% or more slope.
20% of the farm consists of Reedslake – LeSuer types which are little
known in this area, but have a CSR2 over 80.
This farm has been deemed in the past by the FSA to be all Non HEL. The
FSA and NRCS records are open to interested buyers. The farm is above average.
Configuration:
This farm has straight
borders, if one were to ignore the building site, the farm would be a complete
rectangle. There is a building site with
square borders which is owned by an established family. The sale packet includes the survey of
this. There is an easement across the
driveway for farm access along the entire length.
Fences:
The fence lines on the East
and West have a few trees. There is a
small spot with trees in the very center of the farm which could be filled and
farmed over. It would greatly improve
this farm. Iowa fence law may show that
a fence has been “over the line” or that the fence is in your favor. In any event, any warranty of title does not
include land which is on the other side of an ancient partition fence which
both parties acquiesced in as the boundary fence for many years. This term survives the closing and is
incorporated into the Contract without further reference.
Terms: 20% down in cash at auction. The tenancy is terminated for the next year,
you can farm it in 2019. The farm
appeared to be in beans last year so there was no tillage done. All terms stated at auction take precedence. The
Sellers have the right to reject any and all bids; they definitely intend to
sell this farm!
Taxes: $1714.00 per year. Seller will pay all taxes payable. Seller
will pay the March, 2018 taxes and give a credit for $833.00 to buyer at
closing.

set for February 20, 2018 at the offices of closing attorney, Jeremy Gray North
edge of Forest City, IA. Have your

Summary:
This is a good farm which I
consider to be “very good” farmland with mostly “prime” to “good” soils. On a scale of 1 -10 this would rate about an
8 compared to other Iowa farms. The farm would be considered very desirable in
today’s market and profitability atmosphere.
