Crops are coming in and they are REALLY coming in!
Farmers in North Central Iowa are seeing the best soybean crop of their lives. There are many reported average yields of well over 60 bushels per acre. There are spot fields of 70 bushels per acres in areas which are usually happy to see anything over 45 b/p/a.
What does this mean? Strong profits equal strong land sales.
Even though the price per bushel is not high, the bottom line is determined by how many loads you get from a field, also!
Also, many corn and bean farmers locked in higher prices when the beans were worth more money.
This will spell continued strong ag land sales (compared to four years ago), but it will take a while to get back to the 2013 and 2014 prices on land.
This will hold up the rental market, also.
Average North Iowa Farms which have had rent auctions are bringing $275 - $300 per acre.
As usual, drainage, CSR, and configuration all play a big part in desirability.
North Iowa Farm Land is still a great investment, so long as it stays in the $100 per CSR2 point range and one looks for the bargains.
