Farmland Values Strong in North Central Iowa!

The last few months of 2014 showed a very strong interest in North Central Iowa farmland.  In Hamilton County, alone, there were a number of sales which topped $11,000 per acre during the last few months of the year.

Near Webster City, the County Seat of Hamilton County, there were 16 reported sales during a 100 day period beginning near the end of July.  Half of those sales brought over $11,000 per acre.  Four of those were over $12,000.  

Among the 8 which brought less than $11,000, four of those sold for over $9,500.

That is not too shabby!  The top selling farm brought over $12,000 per acre.  It was a "forty" with a 76 CSR. That is  $157 per CSR point. (The Hall farm East of town).

Other North Central Iowa counties have done well in retaining value, also.  The auction method still is desirable in areas where there are one or more well heeled buyers who will always keep the bottom end up on just about any good quality farm which comes up for sale.   They are looking for decent CSR values, decent drainage or an outlet, and good configuration.  See past Blogs we did on configuration (farmability) comparisons.
